According to data released by the Central Bank of the Republic of Türkiye (CBRT), the House Price Index (HPI) increased by 4.7% in January 2025 compared to the previous month and reached 165.9. While the nominal increase was recorded as 31.9% on an annual basis, there was a 7.2% decrease in inflation-adjusted real terms.
While the accelerating upward trend in housing prices since September 2023 has been noteworthy, the depreciation in real terms has continued.
Price Increases Continue in Three Metropolitan Areas
Housing prices in İstanbul, Ankara and İzmir increased by 3.0%, 5.7% and 4.9% in January, respectively. On an annual basis, housing prices increased by 29.6% in İstanbul and İzmir and 36.6 percent in Ankara.
In the CBRT's statement, it was emphasized that the house price index across Turkey is calculated by adjusting for the quality effect and market dynamics are closely monitored.
