Dubai building materials prices fluctuate in the third quarter of 2024

In the third quarter of 2024, construction material prices in Dubai showed a mixed outlook. Ready-mix concrete prices rose by between 2 per cent and 3 per cent, while steel prices fell by 4 per cent. In flooring nets, prices of some products increased while others decreased.

According to Dubai Statistics Centre (Dubai Digital) data, construction material prices in Dubai witnessed increases, decreases and stability in the third quarter of 2024. Ready-mixed concrete saw a significant increase in prices. The price of Portland type Newton 40 concrete increased by 2%, or 5 dirhams (USD 1.36), to 253 dirhams (USD 68.89) per cubic metre, while the price of salt-affected Newton 40 increased by 3%, or 8 dirhams (USD 2.18), to 254.5 dirhams (USD 69.26).

Steel prices, on the other hand, declined. 6-8 mm twisted iron decreased by 4% from 2644.2 dirhams (718.57 USD) to 2532.5 dirhams (688.59 USD) per tonne. Similarly, prices of 10-25 mm twisted iron fell by 4% to 2424.5 dirhams (USD 659.50). There was a mixed picture for flooring mesh, with the price of 6 mm mesh rising by 5% (63 dirhams / USD 17.13), while the price of 7 mm mesh fell by 3% to 77.1 dirhams (USD 20.96).

Cement prices fluctuated. White cement rose 0.3% to 35 dirhams (USD 9.52), while the price of standard Portland cement fell slightly to 13.13 dirhams (USD 3.57). The price of salt-free cement remained stable at 15.5 dirhams (USD 4.21). Aggregate and sand prices were broadly stable, while red sand prices fell by more than 10 per cent to 586.1 dirhams (159.33 USD).

Brick prices remained stable across all categories. For example, cement bricks with a 4 cm cavity were stable at 2.35 dirhams (0.64 USD), while 6 cm ones were stable at 2.52 dirhams (0.69 USD). The 8cm category was priced at 2.77 dirhams (USD 0.75), while solid cement bricks were sold at prices ranging from 3.40 dirhams (USD 0.92) to 3.82 dirhams (USD 1.04) depending on thickness. In general, the construction materials market in Dubai followed a fluctuating trend, while some products showed stability.
