The Central Bank of the Republic of Türkiye (CBRT) published the House Price Index (PPI) data for March 2025. The index indicated an annual nominal increase of 32.3% in house prices, the highest level since August 2024. However, in real terms, prices decreased by 4.2%.
Monthly Increase in March 2.0%
RPI, which is calculated to monitor the quality adjusted price changes of houses across Türkiye, increased by 2.0% m/m to 174.0 in March 2025. While this increase indicates that the momentum was maintained on a monthly basis, it showed that prices continued to rise.
Ankara Leading in Annual Increase in Mega Cities
In March, house price indices in İstanbul, Ankara and İzmir increased by 2.5%, 1.9% and 3.8% m/m, respectively. On an annual basis, the highest increase was seen in Ankara with 38.6%. It was followed by İzmir with 32.5% and İstanbul with 30.7%.
Eastern Anatolia at the Top, Mediterranean Behind
According to provinces, the region with the highest annual increase was Bingöl, Elazığ, Malatya, Tunceli, Van, Bitlis, Hakkari and Muş with 46.7%. This group was followed by Afyonkarahisar, Kütahya, Manisa and Uşak with 39.5%.
The most limited price increase was recorded in Antalya, Burdur and Isparta with 19.3%. It was followed by Aydın, Denizli, Muğla with 28.3% and Konya and Karaman with 28.4%.
